LIV Student Belfast ushers in a new era in student accommodation and is undoubtedly one of the City's most significant recent construction projects. With 12,000m3 of Ready Mixed Concrete, 300m3 of Tubbed Mortar, and over 300m3 of Screed required during the pandemic restrictions, RTU was able to utilise its expert team, state of the art production facility, and comprehensive fleet to manufacture and deliver. The overall project was delivered two weeks ahead of the programme.

Graham Construction was the main contractor in the completion of this ultra-modern, purpose-built residential complex that includes 228,000 sq. ft over 14 floors and over 700 shared apartments and studios. With two of the building’s floors dedicated to social facilities that include a cinema, gym, karaoke area, games room and café, it’s no wonder occupancy is at 100%.

This is a next-generation global standard of exemplary design showcasing innovative use of internal and external communal space to bring facilities, comfort and community space to over 700 hundred students. Located on York Street, LIV Belfast represents the continuing regeneration of this part of the City. Works comprised of a concrete frame and flat slab construction on piled foundations over 14 floors. Meanwhile, the façade consists of an SFS inner leaf with a brick exterior leaf with lightweight partitions used to divide all internal spaces. The stair design was switched from in-situ to precast concrete to reduce the carbon footprint and the noise, dust, and vibration emanating from the site. The innovative use of internal and external communal space provides students with a unique comfort level. The development is the first building in Northern Ireland to be awarded 3-star Fitwel accreditation. This accreditation is the highest rating given by the world's leading certification system for buildings that optimise projects to support the health of residents and the surrounding community.
